New Westminster rents just keep on climbing

Is there anything affordable left in New West? Depends on your definition of affordable.

Five months after New Westminster cracked the list of the 10 priciest places in Canada to rent an apartment, rents are still climbing.

In September 2022, a national rental report by Rentals.ca ranked New West as one of the 10 most expensive places to rent in Canada, with an average rent of $1,953 for a one-bedroom and $2,212 for a two-bedroom.

Though New Westminster isn’t officially ranked in this month’s Rentals.ca rent report, an examination of the current listings in the city shows rents in New West haven’t gone down since — in fact, quite the opposite.

A survey of 14 available one-bedroom rentals shows prices ranging from $1,945 per month to $2,433 per month, for an average of $2,070.50 per month.

For two-bedrooms, six available units range from $2,600 to $3,295 in price, for an average of $2,781.50.

Three studio apartments, meanwhile, average out to $1,851 per month.

Rents in New Westminster still compare favourably to our neighbours across 10th Avenue, however. According to Rentals.ca, Burnaby once again held the third-highest rental averages nationally in February, with a one-bedroom unit sitting at $2,403 per month and a two-bedroom at just under $3,100. 

The cheapest rent in New Westminster right now, as per the listings? $600 per month for a room in an eight-bedroom, three-bathroom home on Hamilton Street.

The most expensive? $6,000 per month for a three-bedroom home on Salter Street in Queensborough.
