Real estate sales in New West stay ahead of last year's pace

Many of the fastest-selling houses in New West in June sold for over their asking price.

Real estate sales in New Westminster remain ahead of last year — but still well off the peak levels of 2021 and early 2022.

As of today, with just one day left to report in the month, New Westminster has seen 118 residential properties sold in June. That’s higher than the 111 sales reported in June 2022, as shown in MLS stats from Zealty.ca.

But it remains well off the peak of 203 monthly sales recorded in March 2022, and it’s still below the June sales of two years ago — when 154 sales were recorded this month in 2021.

Those sales figures include all types of residential housing (detached homes, townhouses and apartments).

As of today, the median sold price for all residential properties in June was $714,000, just a slight dip from $722,255 last month.

For detached homes, the median sold price has climbed to $1.73 million, up from $1,665,000 in May. 

How fast are houses selling in New Westminster?

The month of June saw nine single-detached houses sell in one week or less.

The fastest sale reported was a six-bedroom, four-bathroom home in Massey-Victory Heights that sold for its asking price of $2.25 million after five days on the market.

Notably, five of the nine homes that sold in seven days or less actually sold for over their asking price. Among them:

  • 466 Glen Ct.: This three-bedroom 1986 home in Fraserview sold for $1.68 million, five per cent above its asking price of $1,599,900. It was on the market for five days.
  • 1530 Hamilton St.: This 86-year-old, four-bedroom home sold for $1.485 million, 6.2 per cent above its asking price of $1.398 million. It was on the market for six days.
  • 314 10th Ave.: This 70-year-old, five-bedroom home sold for $1.385 million, 10.8 per cent above its asking price of $1.25 million. It was on the market for seven days.
  • 518 Kelly St.: This 94-year-old, three-bedroom home sold for $1.5 million, 7.2 per cent above its asking price of $1,399,000. It was on the market for seven days.
  • 910 Surrey St.: This 69-year-old, five-bedroom home sold for $1,703,000, 3.2 per cent above its asking price of $1,649,900. It was on the market for seven days.
